A true property manager takes the tenant move-in process very seriously. We have one chance to fully document the condition of a property and this must happen just prior to the new Tenant taking possession. In the case of a security claim dispute at the end of a lease we need to be able to prove exactly what the condition the property was in when the tenant moved in. In cases where a tenant has caused damage to the property intentionally or unintentionally we must have documentation to prove to tenant or the court. If you do not have proper documentation and pictures it is simply the landlord’s word against the tenant and you do not want to be in that situation in front of the judge.
We will document and take pictures of the entire property from the front yard to every room inside, including inside cabinetry, and using multiple angles. Depending on the size of the property we can take in excess of 300 pictures to keep on file in the case of a security claim dispute at the end of the lease.
